Home Improvement

Many homeowners pursue home improvement projects, for different reasons. Replacing fixtures or appliances, updating the home with new decor, or investing money, upgrade or refurbish a home to sell. Certain upgrades or improvements will yield a higher return, while other improvements, may not be desirable, for a buyer. Assuming, current mortgage has few years to pay off, and the interest rate is at least, two percent below, current mortgage. Option Number two: Take a second mortgage. However, interest rate will be slightly more, than the first mortgage, amount borrowed is a small amount, and will be paid back in less time, than first mortgage. Home equity loan maybe suitable, if the home is debt free of any mortgage. The homeowner can borrow, usually up to 80 percent of the value of the home. Must have a good credit rating, for home equity loan. Option Number three: Using credit card, which provides maximum amount, for unsecured line of credit. However, unsecured credit yields, highest interest rate, and should be paid off sooner than later. The interest rate payment is not deductible. Option Number four: Homeowner has a brokerage account is eligible, for a margin account. The margin account, allows the account holder to borrow money, usually up to fifty percent, value of the brokerage account of securities. However, if brokerage account falls below a certain amount, then client can get a margin call. The client would either pay back loan immediately or sell all securities, in account. Other financial resources include, Government Grants, and securing a loan, from a union bank, only for union members.

Home improvement projects, can sometimes include hiring an architect, Interior designer or contractor for a specific project. Always confirm, choose to hire, has a license from the state or county, and insured for liabilities. Confirm all references, and check with department of building codes for any violations. Always, obtain a written estimate of the costs. Remember, work has to be done, within a reasonable amount of time. Recommend getting referrals, for a contractor, architect or designer.

Home Owners may need landscaping, for a home improvement project. Possibly, adding flowers, shrubs, mowing the lawn, or cutting the edge. A landscaper maybe hired, for more extensive work, including cutting down trees, replacing or moving trees, adding a stone garden or any additions.

Home improvements, can be utilize by saving energy. Installing insulated windows, prevent heat from escaping, and cold from entering the home. Also, insulation in the attic, walls, and floors. Purchasing energy saving hot water heaters, appliances, toilets, that use less water, and installing solar panels, produce electricity, can save money throughout the year. The Federal Government has grants, offering energy efficient homes.

Upgrading the home for safety, for home improvements, very important for health of those living in the residence. Fire Detectors should be installed, outside of each bedroom, and in areas of the home. Checking them twice a year, make sure the batteries are working. Some fire detectors are hooked into the security home system. Also, installing carbon monoxide detectors is an odorless, and tasteless gas. Especially in homes, using gas ranges, and detecting any gas from automobiles parked, from an attached garage.

Other, types of home improvements Including: Purchasing decorative pictures, adding area rugs, posters, new shelves, pillows, and new furniture. Sometimes, simple home improvements have the most dramatic eye catching achievement.

Living Room and Kitchens – Remodeling – Inspired Colors For Interior Painting

There are many inspirations when and if you are planning to paint your house interior, but only five ranked near the top: practical, environment, emotional, fashionable and historical. Knowing these inspirations will help you tremendously especially if you are remodeling your house.

The concept of these inspirations is to know more of the client’s lifestyle. This concept is similar with color palettes though their point of difference is that a color palette is a template, while inspirations comes from a source.

For example: if you want to transform your room into a safari, your inspiration will be the wilderness of Africa, and the colors that will be used are the family of yellows.

A color palette is a terminology for a color family that is in template. Colors in the palette are complementing with each color shades or tints, thereby creating a theme. Inspirations, on the other hand, is a professional concept based from color palettes but enhanced from resources from the living and non-living materials. Inspirations are general.

Interior professionals like designers and painting contractors practice these inspirations to clients that are hoping to achieve a thematic look for their place. These inspirations are not high-priced. In fact, you can do this by your own if you just squeeze your creativity.

Begin by looking. Do an assessment of your entire house. Make note of your impressions in each room from the light that comes in the morning and the existing fixtures you have at home to the lighting structure during nights. The idea in painting it is to bring out its best feature not hide it. If your interior has flaws, painting it or accentuating it with furnishings can slide the eyes. type of inspiration are Minimalism and Zen. Usually, this type of inspiration is practiced in
commercial paintings.

• If you are nature tripping, you are playful with colors. Your inspiration comes from what is around the environment. You seek inspiration that will reflect the outdoors inside your home. As an example: If you feel like transforming your room into a rainforest, then this is the inspiration suited for you.

• If you are driven by emotions, your inspiration comes from healing, tranquility. You seek inspiration than will affect your mood. Usually, this type of inspiration is recommended highly recommended by color therapists.

• If you are bent upon fashion, your inspiration comes from trends like color forecasts or the pop culture.

• If you are reliving the past, you gain inspiration from any era such as the Renaissance period or the Hippie era.

The Importance Of Themes In Living Room Decorating

What exactly is a theme? To make things simple let’s put it this way. A theme is nothing but a group of design elements combined together and given a name.

Some of the common theme names we have heard are
1) Contemporary theme
2) Oriental theme
3) Country theme
etc..

So a theme includes elements of decorating that are responsible for a drastic change in any given interior space. What these elements can be? A theme might include colors, finishes, textures, specific
shapes to be used, budget restrictions, or even a material of only by a particular manufacturer.

Such a group of design elements when combined together gives birth to a “theme”. It is perfectly possible to add, delete, modify, alter, replace any one or all the elements in this theme. It all depends on what you like/dislike.

For example If I say that a “contemporary design theme” does nor or should not include a specific color for ceiling in the living room, you have total right to modify the above statement and make your own depending upon what you like/dislike. SO any design theme is always evolving and you can use “creativity” to give birth to new themes.

But what about the themes that are already existing?

1) Contemporary design theme:

In these type of designs much emphasis is given on “simplicity” and straight lines and forms. this type theme says that a square in it self is a beautiful and “balanced” entity hence most design elements in this theme are simple forms made of straight lines.

Also plain colors with their shades are used to create a “play” of light and shadows.

2) Oriental design theme:

In these type of design majority of surfaces are treated for “relief work” such as textured plasters with heavy decorating, wallpapers, with decorating prints of natural elements such as leaves, flowers,
scenery. Surfaces are treated as a way of expression.

3) Country design theme:

In this theme more and more natural elements are used for creating furniture and other elements. that’s why more country houses have
wooden furniture, wooden flooring, shutters, ceiling made of wood etc.

So wood is used as a major language of expression.

While selecting theme for your living room it is necessary to first analyze what you like most and the budget criteria. Once this has been defined finding design elements that fits your design theme is relatively easy. But one thing must be kept in mind that a living room is the face of your home. Once you decide or finalize the theme for your living room, it becomes almost necessary to use the same theme for rest of the room.

Of course this is not an absolute rule ,but keeping a common theme for your entire home helps to maintain a visual balance.
